Marina Safeway · 15 Marina Blvd · case 2025-011405PRJ
The proposal as drawn, put back into the city it would stand in: walked past at street level, seen from homes on the hill behind it, and followed through a December day to see what it shades. Every clip is rendered from the same model, from public data, and says where its camera stood.
The amber mass is the proposal as drawn — the Arquitectonica plan set of 10 July 2026, modelled to roof level, with the top 20 ft shown separately as parapet and rooftop pavilion. Silhouettes match the published elevations within 3 ft at every station. It is not a zoning envelope and not a guess about what someone might build.
Everything grey is what is there today, from the city's own photogrammetric model. Nothing in these clips is an artist's impression: there is no styling, no people, no weather, and no camera angle that is not named on the clip itself.
Four routes past the site, at eye height on a real pavement, with the proposal standing as if it were already built. These move faster than a walk — the distance and the pace are given for each — because the whole frontage at walking speed is two minutes of video nobody watches.
Four windows on the slope above the site — Union, Green, Vallejo and Broadway, around Laguna. Each holds the view as it is, dissolves to the proposal, and returns. The camera never moves, so the only thing that appears to change is the thing that changed.
Climbing the slope one street at a time from Union up to Broadway.
How far the proposal's roofline would stand above the eye line — above the horizontal, where the bay is. Today the highest thing in that direction sits below it: you look down over the Marina at the water. Height helps and does not solve it. Broadway is 34 m higher than Union Street, and the roofline is still above the water.
What you would see depends on your own neighbours. Of 42 addresses tested along these blocks, 21 see none of the massing — a building in between is in the way — 7 see a sliver, and 14 see a substantial share. The four above are among the ones with the view. Yours may be either, and the full model will tell you which.
21 December, 8:30 in the morning to 4:30 in the afternoon, from over the bay looking back at the site. Existing above, proposed below, the same camera and the same clock in both. San Francisco's Planning Code counts shadow from structures over 40 ft, so where this one lands is a question with a legal answer as well as a felt one.

Ground heights are USGS 3DEP LiDAR ground returns, fitted as a plane at each address. “In view” is the share of the massing the viewer's own sightline march finds unobstructed from that eye — it marches the real buildings in between and skips the building you are standing in.
The full model carries every building within 4 km, the shadow at any date and time you choose, and a lookup that puts you at your own address on the floor you pick. Nothing about a search leaves your browser.
